The town district Südstadt  is divided into the lose settled Südstadt with 39,000 inhabitants and the Bult with 3,000 inhabitants and a huge administration and trade area.

In the north the Südstadt is limited by the Ägidientorplatz (Aegi) and Marienstrasse, in the west by the river Leine, in the south by the town cemetery of Engesohde and in the east by the railway line Hannover-Goettingen. From Aegi the tram line divides into 2 main routes: on the one hand to the east underneath Marienstrasse with the lines 4, 5, 6 and 11 and on the other hand in south direction underneath the Hildesheimer street with the lines 1, 2 and 8.

The main transport axes are the 3 streets Rudolf-von-Bennigsen-Ufer along the Maschsee, the Hildesheimer street and the Sallstrasse which all run parallel in north south direction.  Around Geibelstrasse the Sallstrasse splits up into the Stresemannallee and Jordanstrasse. This part of Südstadt built in the 20s and 30s, is the so-called ‚Backsteinviertel’ with its dark red, very massive brick houses.

The Südstadt is a residential quarter with a respectable, traditional image. The predominantly well-preserved and renovated flats in old buildings, the excellent infrastructure and not least the nearness to the lake Maschsee which is within walking distance from everywhere in Südstadt make this part of town a demanded living environment. Here you can find the highest density of schools, among of them 5 high schools!

The 2.4-km-long lake Maschsee with its green belt offers a superior recreation area within the city. Around the lake Joggers, skaters, walkers and cyclists turn their rounds, and sailing and rowing boats cruise on the lake in summertime. The wide promenade along the north bank with its palm trees provides Mediterranean atmosphere.
Today the beach bath on the south bank is an extensive commercial wellness park. The festival „Maschseefest“ with numerous music stages and various gastronomical offers takes place every year at the end of July all around the lake. During these 3 weeks more than 2 million visitors come to the lake.

And if in winter the ice thickness is more than 13 cm, up to 100,000 people assemble on the lake to have the ice party.
To the city centre you find the Sprengel museum with its top-class art collection. Not far away lies the NDR broadcasting centre, the Landesmuseum and  in direction to the Aegidientorplatz the glass cubes of the Nord/LB catch the eye. Immediately besides this building, the Aegi theatre offers a varied evening programme.
The Henriettenstift in Marienstrasse is one of the big hospitals in Hannover. The crossroad Hildesheimer Straße / Altenbekener Damm is dominated by the neogothic brick building of the Gilde brewery, the oldest Hanoverian enterprise which gathers many of the old local beer brands under his roof today.

If you follow the Altenbekener Damm from there through the railway underpass you come to the district Bult. It lies between the railway line Hannover-Goettingen in the east, the railway line Hannover-Berlin in the north, the express highway in the east and the outskirts of the city forest Eilenriede in the south. The residential area between railway in the east, Bischofsholer Damm and Lindemannallee was mainly built in the 30s. Along the Hans- Böckler-Allee between Braunschweiger Platz  and the Pferdeturm crossroad the buildings of Schlüter’s publishing company  and the AOK lie in the north and the veterinary college, the Kurt-Schumacher barracks (seat of the 1st tank division, the biggest division of the Bundeswehr), and the headquarters of Solvay Germany lie in the south.

In the south edge of this part of town, on the Lindemannallee, is the children’s hospital. Behind it there used to be the horse racecourse which was moved to Langenhagen in 1970. The ground with its large lawns became a landscape protection area and is used as local recreation area by the inhabitants of the district.
Living in Südstadt as well as in the residential district of the Bult offers many advantages and with it a high quality of life. You can find here an extensive choice of furnished flats from the small flatlet up to the luxurious Maisonette.
